Cladding type and storey count are the two biggest variables in any exterior quote. Here’s what each common Auckland home type typically costs.

> Weatherboard Bungalows – Exterior Painting Cost (100–130m²)

Typical cost: $8,500–$12,500 incl GST

The classic Auckland weatherboard bungalow (1940s to 1970s construction) is a mid-range exterior job. Weatherboard is one of the more time-intensive claddings to paint properly: every board needs sanding, all gaps and cracks need filling, and exposed timber needs priming before topcoats go on. But it’s a well-understood process, and Auckland painters quote it confidently.

The main cost variables for weatherboard bungalows:

• Paint condition – peeling or chalking paint needs significantly more prep than a well-maintained surface
• Timber rot – a common problem in Auckland’s damp western and southern suburbs; rot areas need repair or replacement before painting and are often only discovered once prep begins
• Window and door count – each frame requires careful masking and cutting in, adding time proportional to the number of openings

A bungalow in good condition with fresh surfaces sits at the lower end. One with significant weathering, peeling paint, and multiple rot areas will push toward the top.

Plaster and stucco exterior house painting in Auckland typically costs $95–$140 per m2 of façade excl. GST – higher than weatherboard due to crack repair requirements and specialist elastomeric paint systems. Plaster-clad homes, common on Auckland’s North Shore and in newer suburbs, cost noticeably more to paint than weatherboard despite often being in better condition. The reasons are material-specific.

Plaster and stucco develop hairline cracks over time, and Auckland’s seasonal temperature swings accelerate this. These cracks must be filled with a flexible filler and sealed properly before painting – otherwise moisture gets in behind the new coat and causes bubbling and peeling within a couple of years.

The paint system itself is also more demanding: plaster needs a breathable, elastomeric exterior paint that allows moisture vapour to escape from the wall. Applying a standard exterior acrylic over plaster without the right primer is one of the most common causes of early paint failure in Auckland homes. A good painter will specify the right system upfront. A cheap quote almost certainly won’t.

Proper prep includes treating any efflorescence, applying a masonry sealer, and using a breathable masonry paint system. This adds material cost but is non-negotiable for a lasting result. Brick also absorbs more paint per m² than smooth surfaces, increasing material usage.

In cost terms, painted brick homes in Auckland typically run $90–$125 per m2 of façade excl. GST – reflecting masonry sealer, specialist primer, and higher paint absorption compared to smooth surfaces.

> Villas and Character Homes – Weatherboard (130–180m²)

Auckland villas are concentrated in inner suburbs like Grey Lynn, Ponsonby, Mt Eden, Remuera, Freemans Bay, Devonport, and their exteriors are among the most complex and time-intensive to paint in the city.

The cost drivers specific to villa exteriors:

• Ornate detail – decorative bargeboards, fretwork, verandah columns, turned balusters, and timber window surrounds all require careful brushwork and masking. A villa with full decorative detailing can take twice as long as a plain bungalow of the same floor area
• Height and access – many villas have elevated ground-floor levels with high sub-floors, effectively making them a storey-and-a-half in access terms even when classified as single-storey
• Native timber – rimu, matai, and kauri used in older villas behave differently from pine. They require specific primers and more careful preparation to ensure adhesion

Two-storey homes are significantly more expensive to paint than single-storey equivalents – not just because there’s more surface area, but because safe access to upper walls requires scaffolding, which adds cost regardless of how efficient the rest of the job is.

In Auckland, full scaffolding for a standard two-storey home typically costs $2,500–$5,000 on top of the painting cost, though most painters include this in their overall quote rather than itemising it separately. On steep sections or restricted sites, which are common across the North Shore, Remuera, and West Auckland, scaffolding costs can be higher still.
